Job Summary

The Facilities Technician Senior (Generalist) leads or assists with all appropriate support tasks related to facility operations, with emphasis on building maintenance. Although job description states that the individual reports to Mgr RE and Facility Operations, this person would report to Mgr Mechanical and Electrical Services and will primarily deal with equipment and building maintenance, not internal relocations.

Job Description

Primary Purpose:

Under the supervision of the Manager of Real Estate and Facility Operations, the Facilities Technician Senior (Generalist) will lead or assist with all appropriate support tasks related to facility operations, with emphasis on building maintenance and internal office relocations. Schedules and leads daily internal staff and outside vendors in the planning and implementation of various construction, repair, maintenance, office relocation projects and daily tasks. Scope of work overseen by this individual may include but is not limited to maintaining or repairing plumbing, cafeteria and office equipment, AV, furniture, roofing, building façades, landscape, and parking areas.

Senior Technician Responsibilities:

  • Functions as a senior level Facilities Technician, supervising, leading and performing necessary construction, maintenance and repairs, as well as implementing preventative maintenance programs associated with the company's buildings.
  • Leads and/or participates in teams of internal and external personnel for interoffice relocation projects ranging in scope from single individuals to entire departments.
  • Oversees internal and external resources needed to build, maintain and repair the building and its systems.
  • Maintains all necessary records associated with the maintenance, operation, and repair of building systems falling within areas of responsibility.
  • Collects and prepares all necessary information and submits recommendations on assigned projects for bidding to competitive vendors.
  • Manages relationships with one or more outside vendors, ensuring the highest standards of performance, best pricing, adherence to contractual obligations, and accurate invoicing. Keeps all contracts, insurance, and vendor's access to company facilities accurate and up to date.

Maintenance, Construction and Repair Responsibilities

  • Leads and/or assists coworkers with repairs and maintenance to lighting, plumbing, furniture and electrical systems within his/her scope of expertise and reports to Manager those requiring the services of an outside contractor.
  • Performs moderate to complex carpentry and maintenance duties and repairs general office equipment, appliances, and furniture.
  • Completes work requests for the above duties, keeping his/her assignments up to date and reflecting daily schedule.
  • Closes-out assigned work requests promptly upon completion, including relevant information pertaining to work performed. Information to including but is not limited to: problems encountered, diagnosis, resolution, and additional work needed to complete task.
  • Monitors the condition of assigned areas and reports outstanding issues to Manager.

Other Duties:

  • Performs essential services to the company including snow removal, associated maintenance duties, and safety related repairs.

JOB SPECIFICATIONS: KNOWLEDGE/SKILLS/ABILITIES

Qualifications (Minimum education & experience level required):

7 - 10 years commercial construction and building maintenance experience in a corporate facilities or property management environment

Education:

High School Diploma required. Trade school graduate preferred.

Skill requirements (include complexity of position and specify whether the job regularly requires independent judgment and discretion):

Employee must be a highly motivated individual who can perform tasks and handle responsibilities with little or no direct supervision. This position requires an individual with good skills at prioritizing workloads, an excellent ability to solve problems in the field, and experience working in data center environments. Employee must have the ability to safely and effectively use tools associated with the building construction trades and to work on ladders or scaffolding at heights typically encountered inside or outside commercial buildings. The ability to read floor plans, construction and structural drawings, and site plans is essential. Computer skills needed for use of Microsoft Office, MS Project, email, and similar applications are also required.

Interpersonal skills (include personal interaction):

Employee must be able to coordinate his/her work within a project team and work with junior maintenance personnel in daily activities. The position also requires good customer service and interpersonal skills to interact with department personnel, internal and external THP customers, consultants, and vendors.

Will be exposed to and required to deal with highly confidential and sensitive material. Employee must at all times adhere to corporate compliance policies, department guidelines and policies, and all applicable laws and regulations.

Working Conditions or Additional requirements (include special requirements, e.g., lifting, travel, overtime)

Must be able to work in a fast paced office and outdoor environment handling multiple demands simultaneously and be able to exercise appropriate judgment as necessary. This position requires the use of written, verbal, and visual sources of information to complete daily tasks. Employee must be safety minded and have the following abilities: to lift up to 70 pounds; to climb ladders; to use hand and power tools; to bend, reach, and stretch; to lift materials weighing up to 70 pounds; to work outdoors under adverse weather conditions; to walk and stand for extended periods of time; to perform manual labor consistent with maintenance and equipment upkeep. Work involves installing heavy machinery, components, etc, and working with high-voltage circuits. Employee will work at a PC for moderate periods of time. Some equipment utilized for tasks may be noisy.

Overtime:

Overtime is often required to assist with critical project deadlines and to perform essential service functions. This time may be required early morning before normal work hours, in the evening after normal work hours, or on weekends, depending on the task particulars and weather conditions. This position may be a member of the Emergency Operations Team and share responsibility for 24 x 7 responses to facilities related emergencies. Employee will be required to wear a company-supplied cell phone when he/she is on-call.

Travel:

A valid driver's license is required as some outside travel may be required to visit remote company office locations, supply stores, and vendors.
