We are currently seeking a Maintenance/Utilities Technician to maintain our Corporate offices in New Hampton and Middletown, NY.

PRINCIPAL PURPOSE:

Responsible for performing general maintenance and repairs on facility equipment and property structures, in addition to performing grounds maintenance. All work will be done in compliance with OSHA safety rules and regulations.

ESSENTIAL FUNCTIONS:

  • Utilizes a Maintenance/Repair Ticket (FIIX) system to prioritize work and track status of open requests.
  • Performs work according to standard operating procedures and by building's operational schedule.
  • Follows all safety policies and procedures including use of safety equipment (PPE) and equipment safeguards.
  • Implements preventative maintenance measures.
  • Responds quickly in the event of an emergency, notifying appropriate personnel and following safety protocols.
  • Makes minor carpentry, electrical, mechanical and plumbing repairs.
  • Performs touch up and finish painting. Occasional evening or weekend work may be required
  • Replaces light bulbs and ceiling tiles.
  • Sets up and tears down chairs, tables and equipment in meeting and function rooms. Prepares rooms for use by associates and/or organizations, upon request.
  • Verifies that contractor has properly cleared snow from entrances and walkways, before, during and after normal business hours; Clears, shovels, and/or salts surfaces if deficiencies are noticed. Notification to Supervisor of any additional services needed from landscaping contractor.
  • Picks up and delivers mail and/or supplies daily to/from Slate Hill plant and Corporate offices.
  • Supervises cleaning contractor to achieve an impeccable cleanliness level that demonstrates Balchems commitment to quality. Must be able to present facilities in a fashion that generates pride and commitment.
  • Manage inventory of supplies at both facilities.
  • Ensures that safety awareness training is provided to all outside contractors working on site. Maintain documentation of all safety training.
  • Performs safety audits at each site; issue findings report documentation to Supervisor and Corporate Director of Environmental, Health, and Safety (EHS).
  • Coordinates setup and provide ongoing maintenance of R&D laboratory equipment and instrumentation, upon request.
  • Maintains proper operating condition of utilities including boiler, HVAC, compressors, water treatment, waste treatment, vacuum, electrical gear, and other support utilities that may be required.
  • Handles alarm issues at the corporate office. May require after hours/weekend assistance, when applicable.
  • Other duties as may be require by management.

Daily AM/PM checks of grounds (to include but not limited to):

Exterior

- Driveway, Walkways & Entrance is clear of all trash or debris.

- Report any landscaping issues or janitorial service issues to Supervisor.

- Repair any minor brickwork, clean surface exterior of building, etc. as needed.

- Enter work performed and/or repair ticket(s) for services completed and/or required by external contractor, for items outside of normal duties.

Interior (In addition to daily contract janitorial services, as needed)

- Uses vacuum cleaners to clean rugs, carpets, upholstered furniture and blinds.

- Dusts furniture and equipment.

- Washes walls, ceilings, woodwork, windows, doors and sills.

- Replenishes restroom supplies.

- Shop vacuum carpets/floors due to water issues.

    QUALIFICATIONS:

    HS Diploma/GED and minimum 5 years experience in facilities/laboratory maintenance service, or office/laboratory related maintenance functions. Clean driving record MVR will be conducted. Must be computer literate and be able to perform basic computer skills including MS Outlook & Microsoft Excel.

    Documented experience and/or certification in Electrical, Plumbing, HVAC, and construction preferred.

    PHYSICAL ACTIVITIES:

    Continuous physical activity throughout the work day such as painting, cleaning, trimming carpet fibers, climbing, balancing, stooping, reaching, standing, walking, pushing, pulling, lifting (55 lbs.), hearing, talking, repetitive motion and moving objects (up to 250 lbs.). While performing this job, the employee is occasionally required to stand, walk, sit, use hands and fingers, handle or feel objects, tools or controls, reach with hands and arms, climb stairs, balance, stoop, kneel, crouch, or crawl, talk or hear. Specific vision abilities by the job include close, distance, peripheral & color vision as well as depth perception and the ability to adjust focus.

    ENVIRONMENTAL CONDITIONS:

    Works a combination of inside / outside environments periodically with temperatures and noise above ambient level, proximity to moving mechanical parts, potential exposure to monitored chemicals. The noise level in the work environment is usually minimal, and includes but is not limited to voices, office machines and cleaning equipment.
